We do not offer services other than Real Estate, and thus avoid any possible conflict of interest.  We have no vested interest in which mortgage company or property management company you choose, precisely because we don’t offer those services ourselves.  We provide you with a variety of choices of qualified and trustworthy professionals in these fields, and you decide which one best fits your particular needs.

We provide fiduciary “single agent” buyer and seller representation.  Unlike other types of agent representation, we are bound by ethics and law to work ONLY for you, and always have your interests in mind.  This means working to get you the best price, looking after your interests before and after the sale, and providing you with the professional resources you will need to acquire your Florida vacation or investment property.
Florida’s market is different from the UK.
There are several key differences between the UK and Florida real estate markets :
 
THE MLS SYSTEM GIVES ALL AGENTS ACCESS TO THE ENTIRE INVENTORY
Because of the comprehensive computerized Multiple Listing Service (MLS), all Florida real estate agents have access to, and can sell, virtually any property in the region.   This is true no matter which broker has the property listed.  Because of this, you have the luxury of concentrating on choosing the agent who you feel will best serve your needs.
 
SELLER’S AGENTS DON’T WORK FOR YOU
Whether you purchase a resale property, or new construction, you will most likely deal with a real estate agent.  It is critical to understand that none of those agents work for you and your interests, unless you hire Buyer’s Agent representation. 
 
BUYER’S AGENTS COST YOU NOTHING
In most real estate transactions having Buyer’s agent representation costs you nothing.  When the buyer brings his/her own representation, the Seller’s agent splits the previously agreed upon commission with the Buyer’s agent.  This fee is paid by the Seller. 
 
TRANSACTION AGENTS PROVIDE LIMITED REPRESENTATION
Florida real estate agents are required by law to disclose the nature of their relationship with the customer.  Many real estate agents choose to be transaction agents.  This only provides you with limited representation.  Transaction agents are actually restricted by law and ethics from favoring you, as the buyer, over the seller.  They can't advise you, for example, on negotiating the best price on a property.  Only single agents provide that level of fiduciary service.
